Using an Agent/Broker

You need to because most homes for sale are listed by a Real Estate broker who represents that seller NOT YOU! That is Seller Agency where the listing broker has the legal duty (Fiduciary) to represent that seller.
The other side of this is Buyer Agency is where the Buyer Broker has the legal duty to represent the you, the buyer in the purchase of your new home.
Some buyers want to deal with the sellers broker directly because they think that they will save the commission. You cannot negotiate the commission with the seller who has listed their house for sale with a broker because they have a contract with that broker with an agreed commission. Any deviation from that listing agreement will require the listing agreement to be amended by the seller and their broker.

Proceed to due diligence, your time to evaluate and inspect the property for any underlying problems.
Congratulations! You have successfully negotiated a contract on a new home! But it’s not a done deal yet! Next comes the period known in the real estate world as “due diligence”. During this time you have two options. You can accept the home “as is”, or you can take advantage of this time to do any and all inspections you need to make sure the home is acceptable. Remember, in most cases, once you take ownership of the home, the seller no longer has responsibility to make amends for any issue that may arise. This is your time to protect yourself BEFORE making a large investment. Your Dream Street agent will be with you through the due diligence process. We will negotiate any repairs for issues that may arise during inspection, and help you make sure the property is in acceptable condition.

Time To Close

So, it’s closing day and you are heading to the closing table!

This is an exciting time and there will be lots of paperwork flying and signatures needed – and that lawyer at the head of the table will make sure everything goes ok for you – right? Wrong.
